Terms of Service

1. Agreement to Terms

By accessing or using Sunstead ("the Service"), operated by Sunstead Inc., you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the Service.

2. Description of Service

Sunstead is a property management platform that enables landlords to manage rental properties and tenants to pay rent, submit maintenance requests, and communicate with their landlord. The Service includes web and mobile applications, payment processing, document generation, and communication tools.

3. User Accounts

You must provide accurate, complete information when creating an account. You are responsible for maintaining the security of your account credentials and for all activities under your account. You must notify us immediately of any unauthorized use.

4. Landlord Responsibilities

Landlords are responsible for the accuracy of property listings, rent amounts, and tenant information. Landlords must comply with all applicable local, state, and federal housing laws. Sunstead is a management tool and does not provide legal advice.

5. Tenant Responsibilities

Tenants must provide accurate information and use the platform in good faith. Rent payment obligations exist between tenant and landlord — Sunstead facilitates payments but is not a party to lease agreements.

6. Payment Processing

Payments are processed through Stripe, a third-party payment processor. By making payments through the Service, you also agree to Stripe's terms of service. Sunstead does not store credit card or bank account numbers directly. Processing fees (ACH and card) are charged by Stripe and disclosed at checkout.

7. Subscription and Billing

Landlord accounts are billed monthly on a per-unit basis. Pricing is displayed at signup and in account settings. Subscriptions auto-renew unless cancelled. You may cancel at any time; access continues through the end of the billing period.

8. Data and Privacy

Your use of the Service is also governed by our Privacy Policy. We take data security seriously and implement industry-standard measures to protect your information.

9. AI-Powered Features

Certain features use artificial intelligence (maintenance triage, photo analysis, financial insights). AI outputs are suggestions and should not be relied upon as professional advice. Landlords should exercise independent judgment for property management decisions.

10. Limitation of Liability

Sunstead is provided "as is" without warranties of any kind. We are not liable for any indirect, incidental, or consequential damages. Our total liability shall not exceed the amount you paid us in the 12 months preceding the claim. Sunstead is not responsible for landlord-tenant disputes, property conditions, or legal compliance.

11. Termination

We may suspend or terminate accounts that violate these terms. You may delete your account at any time. Upon termination, your data will be retained for 30 days before deletion, unless required by law to retain it longer.

12. Changes to Terms

We may update these terms from time to time. Material changes will be communicated via email or in-app notification. Continued use after changes constitutes acceptance.
